Why Is My Chimney Leaking?
A chimney has half a dozen places water can get in, and they fail in different weather, show up in different rooms, and get fixed in completely different ways. Where and when the water appears can help organize the components worth checking, but those observations do not establish the source before an on-site assessment.
Answer five questions below and we will narrow it to the parts that fit what you described. It will not tell you what is wrong with your chimney, because nothing can do that from a web page. It will tell you what to look at and what would settle it.

Check anything that applies. If none of it does, keep going and we will work through where the water is coming from.
The first question
Where the water shows up, and what that rules out
Water almost never comes in where you see it. It gets in at one point, runs down the inside of masonry or along a rafter, and drops somewhere else entirely. So the spot you noticed first is not the answer, but it does eliminate a lot.

The second question
When it shows up, and what that rules out
This is the one most people skip and it narrows things faster than anything else on the page. A part with a hole in it leaks whenever it rains. A wall that is drinking water leaks late, and keeps leaking after the rain has stopped. Those are different problems with different repairs.

Six parts, and the one that is not the chimney
What each part is, and what would confirm it
Most people have never had a reason to learn the difference between a cap and a crown, and the two words get used for each other constantly. Here is each part in plain terms, what it does, and what somebody would actually have to check to know whether it is the one letting water in.
the chimney cap
The cap is the cover over the flue opening at the top of the chimney, usually metal, usually with a screen around the sides. Its whole job is to keep rain and animals out of the hole while still letting smoke leave. On a lot of older houses there is no cap at all, and nobody finds out until water shows up in the fireplace.
What would confirm it
Someone gets a look down the flue from the top and reports whether a cap is there, whether the lid and screen are intact, and whether the legs are still fastened to the flue tile. Rain falling straight down an open flue leaves a clean wet ring on the smoke shelf, and that ring is the tell.
This one needs someone up there
the chimney crown
The crown is the sloped slab of concrete or mortar across the entire top of a masonry chimney, with the flue tile poking through it. People mix it up with the cap constantly. The cap covers the hole; the crown covers the bricks. A crown is built to throw water clear of the masonry, so when it cracks, rain runs down inside the chimney wall instead of off the edge.
What would confirm it
Someone gets a look at the top of the chimney and checks the slab for cracks, for a missing drip edge at the outside, and for separation where the slab meets the flue tile. Hairline cracks are invisible from the yard and obvious from a foot away.
This one needs someone up there
the chase cover
A prefab chimney is a wood-framed box, called a chase, wrapped in siding or stucco, with a metal lid on top. That lid is the chase cover. The cheap ones are flat galvanized steel, so they hold standing water in the middle instead of shedding it, and once the low spot rusts through, every rain runs into the chase and down the framing.
What would confirm it
Someone gets a look at the lid from above and reports rust, standing water, pinholes at the low spot, and seams that have opened up. Rust streaks running down the outside of the chase are usually the first sign anyone notices from the yard.
This one needs someone up there
the flashing
Flashing is the layered metal that seals the joint where the chimney passes through the roof. It is two parts working together: base pieces woven in with the shingles, and counter pieces let into the masonry and folded down over the base. Done right, you barely notice it. When it fails, water gets in at the roof line and can surface several feet away from the chimney.
What would confirm it
Someone checks the joint where the chimney meets the roof for lifted or loose metal, for a bead of sealant doing a job metal is supposed to do, and for a counter-flashing edge that has worked its way loose from the chimney. Running water over the area in a controlled test while somebody watches from the attic settles it.
This one needs someone up there
the mortar joints
Mortar is the material between the bricks, and it is softer than the brick on purpose so it wears out first. That is the design working. Once the joints recede, crack, or turn sandy, the chimney takes on rain the way a sponge does and holds it against the inside of the wall.
What would confirm it
A close look at the joints for recessed, crumbling, or missing mortar, and a scratch test to see whether the mortar gives up sand under a key. Joints that stay dark long after the rest of the chimney has dried out are the giveaway.
You can check this from the ground
the brick face
Brick is porous. In a wet, salty climate it takes on water through the face of the brick itself, not only through the joints between them. It shows up as white chalky deposits, as dark patches that stay dark, and eventually as flaking or popped faces where trapped water has pushed the surface off the brick.
What would confirm it
A close look at the brick face for white powdery staining, for flaking or popped faces, and for areas that stay damp long after a rain. Wetting one section of the wall and watching how fast it drinks shows whether the face is taking on water on its own.
You can check this from the ground
water that is not coming from the rain
Not every wet chimney is a leak. An unused flue pulls humid air in and condenses it on cool masonry, which looks and smells exactly like a slow leak. So does a condensate line, a supply line, or an air handler sitting above the wet area.
What would confirm it
Someone checks whether the damp follows the humidity and the air conditioner rather than the weather, looks at the flue for condensation and staining that has no path from above, and traces any water line, condensate line, or duct running over the wet area. If the top of the chimney is sound and the water keeps coming, it is not the chimney.
You can check this from inside
This is a likely cause based on what you described, not a diagnosis. Water travels before it shows itself, and more than one thing fails at once often enough that the only way to be sure is for someone to look. Nothing here is a quote.
